“We left for Ohio on a Monday with the key in the lockbox. By Friday the living room and both bedrooms were done, and I'd had a photo text at the end of every day.”
House painters in Tampa, Florida
We paint Tampa homes one room at a time.
We're Alicia and Emilio Pineda, with a crew of three. Text us three photos of the room and we text back a written price before anyone opens a can.

How it starts
Three photos, one text, one price
- 01
Text us three photos
A wide shot of the room, one of the ceiling, and one of any cracks, stains or peeling. Add the room's size if you know it and the year the house was built.
- 02
We text back a price
Each room on its own line, with what's included and what isn't. If photos can't tell us enough, one of us comes to look.
- 03
You pick the dates
We work around your calendar, including months you're away. We cover floors and furniture, paint, and clean up each day.
Room by room
How a room is priced
An average room in average condition, walls in two coats. Your written price is for your rooms, set by your photos or a look in person.
Bathroom or laundry room
Walls and ceiling, with the fixtures masked off.
Bedroom
Walls in two coats. Closet, ceiling and trim are priced on their own lines.
Kitchen
Walls and ceiling, cabinets and counters covered. Cabinet painting is separate.
Living or dining room
Larger walls and more cutting in. Tall or vaulted ceilings cost more.
Ceiling, added to a room
One coat of ceiling white, or two over stains we've primed.
Repairs we find after we start are priced and agreed with you before we do them.
Why prices differ
Six things that move the price of a room
Ceiling height
Past nine feet we need taller ladders or scaffolding, and the work goes slower.
Color change
Going from dark to light, or covering a bold color, can need a primer coat and a third coat.
Repairs and prep
Cracks, stains, peeling and caulk gaps get fixed first. We price repairs before doing them.
Trim, doors and closets
Each one adds time. Tell us which to include and we price them as their own lines.
Furniture and floors
An emptier room goes faster. We cover floors and move light pieces; heavy ones are yours or ours to price.
Humidity and mildew
Bathroom and laundry walls with mildew are washed first and primed before the new paint goes on.
For seasonal owners
Paint it while you're up north
Many homes here sit empty for the summer. That's a good time to paint: nobody is living in the house, and the inside work doesn't wait on the weather.
A key handoff you choose: lockbox, a neighbor, or in person
Photos by text or WhatsApp at the end of each working day
A video walk-through when we finish, before the key goes back
If a storm is coming, we stop, secure the site and text you the new date

From homes we've painted

“My husband and I don't speak much English. Alicia explained everything in Spanish, and the written price came in both languages.”
Quick answers
How does a price from photos work?
Text us a wide shot of each room, one of the ceiling, and one of anything cracked, stained or peeling. We price each room on its own line and text it back in writing. If the photos don't tell us enough, one of us comes to look before giving you a number.
How long does a room take?
Most bedrooms take one to two days and larger rooms take two or three. Your written price lists the days for your rooms. We finish one room before starting the next.
Do I need to move my furniture?
No. We move light pieces to the middle of the room and cover everything. Heavy furniture, appliances and wall art you take down yourself, or we price the time.
My house was built before 1978. Does that change anything?
Yes. Homes built before 1978 may have lead in old paint. The EPA's rule for renovation, repair and painting applies to paid work that disturbs paint in these homes, and the firm doing it must be EPA certified for that work. Tell us the year when you text. If the home is covered, we set up plastic containment, don't dry-sand or burn paint, clean with a HEPA vacuum, and give you the EPA's lead pamphlet before work starts. Our firm number is in the footer.
Who speaks Spanish on the crew?
Alicia, Emilio, Elias and Nidia speak Spanish. Abel speaks English. We send the written price in English, Spanish or both.
